Towson's the county seat, which means you've got a real mix of housing - everything from 1920s colonials near the courthouse to 1950s ranchers and Cape Cods spreading out toward Lutherville and Timonium, to newer townhomes and condos closer to the university. The homes along York Road and the older residential streets have character. The subdivisions built in the '50s through '80s have space. And honestly, most of them are ready for updates.


The tree-lined blocks near Immaculate Conception have different housing stock than the neighborhoods off Joppa Road heading toward Loch Raven, and the projects reflect that. The common thread is homeowners who are investing in staying put and want their houses to work better.



What We're Remodeling in Towson


Kitchens are huge here. Those 1950s and '60s ranchers and split-levels have tiny galley kitchens with outdated cabinets, old appliances, and maybe eight square feet of counter space. We tear them down to the studs and rebuild them - usually opening up the wall to the dining room or family room to create that open-concept flow everyone actually wants. New cabinets, quartz or granite counters, proper lighting, an island with seating. Sometimes we'll bump out the back wall a few feet to gain the space we need without a massive addition.


The Cape Cod homes near downtown Towson are interesting because you're often working with second floors that were originally unfinished attic space - low ceilings, dormers, weird angles. We've converted a lot of those upper levels into proper primary suites or kids' rooms, adding dormers where it makes sense, upgrading insulation, making the space feel intentional instead of like an afterthought.


Bathrooms in these older Towson homes are almost always small and stuck in whatever decade they were last touched. Pink tile from 1965. Almond fixtures from 1982. We gut them and start fresh - better layouts, walk-in showers, double vanities if there's room, tile and finishes that'll still look good in twenty years.


Whole-Home Updates and Additions


Whole-home renovations make sense in Towson, especially in the older colonials and Tudors where someone's buying a house with good bones in a great location but every room needs work. Kitchen, bathrooms, flooring, updating the electrical and HVAC, sometimes reconfiguring walls to improve flow. These projects take a few months, but you end up with essentially a new house that fits how you actually live.


Additions work well in a lot of Towson neighborhoods because there's lot space to build. Family rooms off the back, kitchen bump-outs, second-story additions over garages to create primary suites. If your family's outgrowing the house but you love the location and the schools, adding on is often smarter than moving.


For the split-levels and ranchers with unfinished basements, finishing those lower levels - rec rooms, home offices, gyms, guest suites - adds real usable square footage. Towson basements usually have decent ceiling height and good bones, so you're not fighting the space.



Working in Towson


Baltimore County permitting is straightforward once you know the process - what needs review, what's over-the-counter, how the inspections flow. Some Towson neighborhoods have HOA design guidelines to consider, others don't. And remodeling a 1930s colonial near West Towson is a different animal than updating a 1970s split-level near Loch Raven - different structural considerations, different systems, different approach.


The homes here are solid - they just need someone who'll update them right. We're not the cheapest option, but we're the ones who show up when we say we will, communicate through the whole project, pull proper permits, and build things that last. Towson homeowners tend to appreciate that approach because they're planning to be here for a while.
